Financing Guide
Pag-IBIG vs. bank financing: questions to compare before choosing.
Both housing-finance routes involve eligibility, documentation, property requirements, credit evaluation, and capacity-to-pay assessment. The best choice depends on the exact project, approved amount, term, and buyer profile.
When comparing Pag-IBIG / HDMF
- Confirm that the exact project or unit can use the intended Pag-IBIG route.
- Ask how much will actually be endorsed for financing.
- Confirm equity, reservation, fees, loan term, and repricing conditions.
- Do not treat an advertised sample monthly payment as an approval.
When comparing banks
- Compare loan-to-value, required equity, fixing period, repricing, and maximum term.
- Check income and employment-document requirements for overseas applicants.
- Ask whether a co-borrower is allowed or needed.
- Compare total cash required before bank takeout.
For either route
- Request a unit-specific sample computation.
- Keep a buffer for fees and changes in rates or inventory.
- Get current written requirements before sending important documents or funds.
- Base affordability on your real household obligations, not only lender minimums.
This guide is general information. Project availability, financing eligibility, lender requirements, developer terms, and fees can change and should be confirmed for the exact transaction.
