Do management fees apply before the property is rented?
No. Management fees apply once the property is rented or actively managed under the agreed service arrangement. The exact fee structure is clarified before onboarding.
Can SIGMA manage a property if I already found the tenant?
Yes. SIGMA can still manage the property even if the owner or another agent sourced the tenant. Any separate agent commission remains between the owner and that agent.
Can SIGMA take over management in the middle of a lease?
Yes, subject to proper turnover of documents, tenant notification, and a clean handover process.
What happens to the tenant deposit?
If the deposit is already with the owner, it may remain with the owner and be documented accordingly, or it may be formally transferred for agreed trust handling. Deposits are not treated as income.
Do tenants need a specific Philippine bank?
No. Payment arrangements can be discussed during onboarding; tenants are not required to open a specific bank account solely for SIGMA.
What property types can SIGMA help manage?
SIGMA can assist with residential condominiums, houses, townhouses, and other residential properties subject to review.
Can overseas Filipinos inquire about developer projects?
Yes. Overseas Filipinos may request project information, sample computations, and guidance on the next steps based on the project and available financing options.
