What does “FAQ” mean?
FAQ stands for Frequently Asked Questions. It’s a quick, transparent way to address common owner concerns before onboarding.
Do I need to pay anything upfront?
No. Management fees apply only once your property is rented or actively managed. There are no hidden or advance charges.
Do you charge leasing or broker commissions?
No. SIGMA focuses on management, not commissions. This helps owners keep more of their rental income and keeps partnerships long-term.
What if I find the tenant myself?
That’s perfectly fine. SIGMA can still manage your property. No leasing commission is charged if you sourced the tenant yourself.
What if another agent or platform found the tenant?
Any commission due to another agent is handled directly between you and that agent. SIGMA can still manage the property without charging leasing commissions.
My unit is already rented. Can SIGMA still manage it?
Yes. We can take over management mid-lease, subject to a proper turnover of documents and tenant notification. We’ll guide you on the exact turnover checklist so it’s clean and documented.
Who holds the security deposit?
If the deposit is already with the owner, the owner may retain it and we document it and notify the tenant properly. Alternatively, the deposit may be formally transferred to SIGMA for trust handling and documentation. Deposits are never treated as income.
What if rent was agreed without considering management fees?
We clarify this during onboarding so expectations are clean from day one. We explain the net proceeds and the management fee structure before any agreement is finalized.
Do tenants need to use a specific bank (e.g., BDO)?
No. We work with major Philippine banks. While BDO is commonly used, tenants are not required to open a new account.
What types of properties do you manage?
SIGMA manages condominiums, houses, townhouses, and residential lots intended for rental.
